Does Outlook Construction build stick frame homes or are your homes modular?Every home we build is stick framed and built on site. We don’t believe in driving your new home down the road over bumps and turns and then lifting it with a cable that causes it to twist, stretch, and break. Stick framed homes are just better and more attractive on the resale market. Best of all, given the same or similar features we often compete or beat modular pricing.

Do you have any homes that I can buy and move into immediately?We build numerous quick-move-in-homes throughout the year in the Scranton, Wilkes-Barre, and Pocono areas. Check our Quick Delivery Homes list to see what we have available.

Can I build or start a home in the winter months?Winter conditions may cause delays, but generally we can start your home any time of the year.

How long does it take to build a new home?It typically takes us 6-12 months after groundbreaking to complete the construction of your home. Larger homes, highly custom homes, weather, change orders, untimely selection decisions, and other factors may impact this timeline. Total timeline including financing underwriting and permitting can take 10-24 months depending on project specifics.

What is BuilderTrend / your online Buyer Access portal?We use an online buyer access portal, called BuilderTrend, to better involve you throughout the construction process. From Selection and Change Order approvals to Daily Logs and Photos you are able to access your project's information on your PC or mobile device 24/7.

Does Outlook Construction use “Subcontractors” or is all the work done in house?We have always used subcontractors / trade contractors to complete the majority of work on our homes. We are a strong believer that a well-built home is built by expert craftsmen in their content area. That means we never have a “jack of all trades” installing critical electrical wiring and heating equipment in your new home. We only use tradesman highly skilled in their content area. It also means that we have significant trade contractor resources to draw upon and ensure your home is completed in a timely manner.

Can I do my own excavation / site work?Yes. Either you can complete your own site work or have us complete the site work for your new home for you. Alternatively, some buyers will have us complete the dig and backfill of the home and they complete the balance of the site work.

Can I provide my own home plans?Yes. We can work from your home plans and/or design a home from from a concept you provide.

Can you custom design a home plan for me?Yes. We have our own in house new home designers. We can fully custom design your new home. See our custom new home design web page for more information.

How much do home plans cost?Our home plans are always free when you build with us. We also offer free customization of our home plans. If you choose to have a home plan custom designed we do charge a small fee for our design services.

Can I customize your home plans?Yes. We can customize our home plans at no charge. From floor plan changes to complete customization of the exterior we can alter plans to meet your personal preferences.

How do I choose a lot?Much care should be taken when choosing your building lot. A lot with too much slope, poor percolation, limited utilities, or abundant rock may cost you a lot of money or even worse – not be buildable. Will you build on my lot?Yes! We primarily build on Buyer's own land. See our Build on Your Lot page for more information.

Do you have land I can buy?Yes. We offer home and lot package in several communities throughout Northeastern Pennsylvania. See our Communities page for more information.

How can I find a lot to build on?We can assist you in finding land. We have in-house licensed Realtors that can search the MLS and help you find land. Contacts us for help finding land.

What banks / lenders do you work with?We work with most local banks and lenders. We are on most local bank's 'approved builder' list. We always recommend working with local banks as opposed to large national banks that do not understand our local market.

Do you provide financing?No. However, we do work with many local lenders to finance new home construction for our buyers.

Do you require a deposit?Yes. We typically require a good faith deposit to show your commitment to the project. Contact us for information on deposit requirements.

What is a construction loan?A construction loan is a short-term, loan used to finance the building of your home, where funds are disbursed in stages as the construction progresses, and is typically replaced by a traditional mortgage once the home is completed. We recommend a 12 month construction loan.

What length construction loan should I get?We always recommend getting at least a 12 month construction loan.

Can I pay 'cash' for my new home build?Yes. We typically require an escrow type account be setup to manage the cash distributions throughout construction.

I own my land. Does its value count toward my down payment?Yes, typically lenders will use the appraised value of your land as a credit toward your down payment amount.

How much does it cost per square foot to build a home?This is a very common question that is not easy to answer. We build homes ranging from $150 to over $300 per square foot. However, it is important to keep in mind that new home costs are driven by plan complexity, interior and exterior finishes, site work, utilities access, and many other factors. Is the price of a new home fixed or variable?We provide a fixed price proposal with allowances (budgeted dollars) for your final selected finishes.

How quickly can I get a price on a new home?It depends... If you choose one of our plans, we can provide you an accurate estimate in a matter of days. If you plan to build a custom home an accurate proposal will likely take several weeks.

What are allowances used for when building a new home?"Allowances" refer to a set amount of money allocated within the construction budget for certain items or finishes (cabinets, flooring, lighting, etc.) that haven't been specifically chosen at the time of the contract signing. They act as placeholders for products or services (which often take extensive planning or design work) that will be selected later in the building process.

What is a change order?Change Order's are any alteration to the original contract's specifications or pricing. Change Orders are typically initiated by you, the buyer. While Outlook Construction will accommodate as many change orders as possible we discourage too many Change Orders as they often cause errors and delays.
